Good evening, we are at the Night Bazar Market for the Chiang Mai Seo Conference 2025. The last time I was here was in 2019, after a very long break from the conference for about 6 years, where I was unable to come for many reasons, I returned to the world’s largest SEO conference. One million people live in Chiang Mai, of whom 40,000 are emirs.
People who are professionally involved in SEO, Affiliate marketing, digital marketing, and legitimately own multi-million-dollar businesses.
We make millions from this business. Behind me is the centre of Chiang Mai, the night bazaar. In front of me is the night bar, as you can see, and traditional music is playing everywhere, and many people are selling almost everything here. And why should you come to the Chiang Mai Seo Conference at least once a year?
First, keep up with all the developments in SEO, AI SEO, and learn about it from the leaders in the field.
Secondly, you should combine it with a vacation to see and understand the culture of Chiang Mai, and thirdly, the number 1 thing you should do is to be able to establish relationships and be able to connect with all the people in the SEO space, because number 1 is connections, acquaintances.
Travelling from Athens to Sharjah in the United Arab Emirates, which is another Arab emirate near where the conference is taking place, I found the conference presenter, and he will also be a presenter at other SEO conferences besides the SEO Conference. They do it because there are so many SEOs here, and they do it to keep them busy.
So, this presenter told me that the point is not SEO, unless you’re a beginner. The point is the connections. He became a presenter through acquaintances through friends with acquaintances at SEO Estonia and Whitepress, who are Polish.
There are only two Greeks, me and Thomas Vavougios, who organise the SEO Athens Summit, which is one of the few events held in Greece, and we were together at this one last month. In general, there is a complete lack of Greeks.
At the hotel I went to, which is a smaller hotel, behind me, you can see the Marriott where the event will be held tomorrow, which starts at 12 o’clock with lunch, and parallel events are running, before 10, parallel events, all over the city, and there are also second conferences running alongside the first, networking events.
Number one is networking, exchanging opinions, so you can talk and say things you can’t say over the internet.
You can go on YouTube and reveal some things that you will regret the next day because Google will take down all your sites. This is SEO Chiang Mai, strategies that few learn, to beat the competition, get to the top of Google, and make money by finding a hole.
What this means, don’t misunderstand, is a loophole so you can seize the opportunity now because SEO will not be the same as it always has been. The opportunity is closing. What this means is that in 2026, we will not have the opportunities that we had in 2025. As you know, SEO was very easy throughout 2015.
You made a page, you made 20 backlinks, and you came out on top. Now, the first page of Google is filled with competition and Google properties, Google Profiles, YouTube videos, businesses, and various things.
It’s almost impossible to be first because ads and Google properties take up space, a whopping 40-60% of the space. And so, the game has changed.
I’ll try to show you a little bit of what’s going on behind me, because there are people from all over the world except Greece.

Hello, my friends, I’m Yiannis Divramis, and check out some snapshots from the Chiang Mai SEO Conference 2025!
Just a minute to turn the screen.
If I can get over it and show you exactly what’s going on outside. We’re now in Grab, which is a taxi app that has taxis. I’m over there, and we can see downtown Chiang Mai. I’m going to a meeting that’s at Gelato.
Because we have various meetings before the regular event.
And I’m showing you how it’s outside the city because the driver is a woman. Because everyone drives here. And Grab gives you a lot of options to take a ktuk or something else to go.
And now, we are in the old city, and it is the moat that separates the walls in the city square.
So, you can understand what it’s like, because if I only did it live with myself, you wouldn’t see anything from Chiang Mai.
I had a meeting a while ago at 12 o’clock with six Chinese and a Scotsman, we were a small group, the Chinese are more programmers and deal with AI, and yet I understood why the Chinese are light years ahead of us, because one of them had very large factories that want to find customers in Europe and America, in other words, all over the world.
And he did SEO with AI to find new customers. And everyone has built their own software right now for AI SEO. So, you see that technology is advancing, and 2025 will be completely different from 2024 and 2026 and so on.
The Chinese are so excited, in fact, one of them has a master’s degree from two top universities, one in Singapore and one in America, which are the top in the world. He was with us; he was a classic hacker.
Come on, Vangelis, I’m in Jack Mai in Thailand, and now you’re seeing a little bit of the entire traditional town of Jack Mai as I tell you the story.
Jack Ma has an emperor. On November 5th and 6th, on the November moon, they put up huge lanterns, and it’s a big celebration here, and all the government buildings are decorated. I didn’t catch it because I arrived at 7 the next day, and there was chaos at the airport; you couldn’t get anywhere.
And now we go to the next meeting, which is before the Chiang Mai SEO Conference 2025, and the meeting is at Gelato.
There are about 20 of us. I’m already a quarter of an hour late because I went to eat at a fast-food restaurant owned by locals in Chiang Mai, owned by an aunt, a grandmother next to the hotel, and I ate 4-5 dishes, because their portions are very small.
But I want to tell you why the Chinese and all Asians are ahead because they eat little, they live on one plate of food, they eat little and work 16 hours a day, the government itself pressures them to work non-stop, and they supposedly have communism.
Imagine the difference between communism and communism, that is, Greece now that it essentially has communism, those on the left or the left-wing parties are trying to promote their ideas as a world of laziness, that is, the worker being lazy.
Over here, communism came to make the workers work harder to overcome capitalism.
And they make them work 12 hours, 16 hours until they die. They don’t let them talk and stuff. Someone will tell me, this is what communism is like. This is the Chinese system, and this is how it overtook us. In a few more minutes, we’ll see a little bit of Chiang Mai. Now that we’ve passed through the old city and we’ve been to the buildings, you see how it is outside, civilisation everywhere.
They drive a little backwards, if you understand, like England.
I’ll show you from another side, which is a public building. Over here, it’s still decorated with black and white.
It was just now that I got through it. And let’s go again and see what happens. A car, a dad with a small child in the middle, a wedge, and a woman, and everyone looks the same; you can’t tell if someone is Chinese, Korean, Vietnamese, Thai, or of any nationality.
And here is another public building, which is in Thai. It’s the medical school over here in Chiang Mai. Chiang Mai is a city of a million people, and 40,000 emirs live in it, about 40,000 emirs.
Can you believe it, a city like Thessaloniki has another city like Karditsa that deals only with SEO, Affiliate Marketing, AI Automation, and various other things.
Well, Chiang Mai used to be the capital of the state of Burma; somewhere around there, it was something like that, I don’t remember because I didn’t see history recently. Old capital with a lot of Buddhist temples that still exist today; they have been preserved very well, and you can visit them.

Chiang Mai SEO Conference 2025 Part 3
1, 2, 3, and we are live. Good morning, everyone. Giannis Divramis here, Hashtag Divramis #divramis. Today’s live session will focus on the Chiang Mai SEO Conference 2025, part three. We are before the conference, and now we are going to attend a meeting, as there are several SEO workshop meetings to attend, and we are waiting for our Grab.
It’s like the Uber that’s in Chiang Mai over here; it’ll be here in about 10 minutes, and so I thought I’d give you a review. I found some time for it. I’m going to change the camera a little now to show you outside in Chiang Mai. Rainy day today because we’re in the tropics here. As you can see, the hotel is a very simple, low-profile hotel where we’re staying. Not like the Dussit Princess that I stayed at last time, which is five stars, because I’ll be staying here for about ten days.
Today is the third day in Chiang Mai and the third live. And as you can see, it’s raining here in a neighbourhood in Chiang Mai, Thailand, and I’m going to a meet up where I have various…
Our Grab is on its way, and we see a rainy day in Chiang Mai, Thailand.
Also, in the evening, we will go to the Rooftop Networking Event, which will take place on a foreign container on the 7th floor. If it rains, we will go inside. If it doesn’t rain, we will end up in the lobby at the Roof Garden, where you will see another side of Chiang Mai.
I can’t go out into the street anymore because it’s still drizzling and we’ll get wet, and we need another five minutes for our Grab to arrive, so for another five minutes, I can tell you a few things about Chiang Mai.
Let’s walk a little in the alley; all the tourists who are here take motorbikes. You can rent a motorbike for one and a half euros a day, and here, a grandmother who owns this little shop, who has eaten the food of the locals of Chiang Mai, takes it. You eat for 45 baht. I’m starting to become like the locals, the Thais, and she says kam-phag-din kam-phag-din so, and with 33 baht it’s 1 euro, so it’s 1.5 euros. You eat eggs; the portions are small.
For 1.5 euros, you can eat pizza or other local traditional food that the grandmothers make at home. The cuisine here is amazing. I ate there yesterday, and today I had breakfast at the hotel, which wasn’t traditional, but it was okay. The little shop is better.
It’s fresher. And here there are other shops that do laundry. For 1.5 euros, they wash a kilo of clothes. Here is a bike rental. Here is where you can get a haircut if you want. People literally live like these little houses in the holes.
And they provide services from there. Let’s look across here.
It’s another little shop that has breakfast again, as you can see. It’s fast food on the street. They’re tucked away in the jungle because there’s so much vegetation, it’s Asia like it is in East Asia, and you can go eat here; these are their tables.
Perfect because if you don’t mix with the people and get inside the world and feel what their life is like, you will never understand anything in Chiang Mai.
Here is the message, the massages, and in front of us is the Marriott, where the conference will be held in two days, and next to it are many other large hotels like the Dussit Prince, the Intercontinental, yuck yuck.
I stayed in one of these the last time I came to Chiang Mai in 2019 and this year I decided to go and experience what Chiang Mai is like inside and here is the cafe, it has coffee like it is in all the street cafes, so is your cafe here, they are small, modest and economical, that is, the coffee has It starts from 1 euro, 60 minutes somewhere there.
They also have local coffees. Here is a house in Chiang Mai. Look at how it is. You have this gate; you have huge trees. Unfortunately, it will rain all week, and we will not have the good weather we were expecting. I think My Grab has arrived, and I will go get it. It has not arrived, it is here.
Most of you here, I’ll show you outside, so I kept the live open to see what the road is like right now in Chiang Mai. We turn onto the main road and go to a meet-up that’s happening at the Wave Artisan Society, a very large place, and here is Café de Siam.
You see a lot of French people.
Because, from what I understood before, Thailand used to be a French colony. Now what are we waiting for? I can’t understand, but I’ll show you a little outside, and they have a lot of French words from the little I understood, and from the little Thai I’ve started to learn. We’ve fallen into traffic. Look at what’s happening on the streets; it’s crazy.
And there are so many shops. If you come to Chiang Mai, the prices are very low, both in hotels and shops, and you can visit so many places, but it’s good to experience life. What’s it like to go to traditional shops? You have to be a tourist.
Yesterday she was here, where I eat, she is an aunt, a grandmother who is very fat and has an even fatter daughter. Over here, fatness is considered prosperity and beauty because people are hungry. Most are very thin, so you don’t easily find people who are overweight, and very few speak English, meaning you have to pay for an interpreter.
Especially the tuk-tuks, the tricycles that some old men have there, they sit there all day waiting for customers. You can’t show them the destination you want to go to in English, and you can’t get used to where you’re going, so they bring an interpreter.
And they have very affordable prices, buffets here for 300 baht, which is 8 euros in Greece.
And now we pass by some other shops that you see in the center of Chiang Mai.
Religion is Buddhism; they have very good Buddhist temples. Here is a large public building because on November 5th and 6th, they had a festival here. What festival did they have?
With lanterns, and it’s a national holiday because the emperor and empress were on the canals celebrating.
The weather is good, preferably wear sneakers with shorts and an open summer shirt or a T-shirt with holes to let the air in because it is very humid. We pass here and see thousands of massage parlors on various streets in other areas that pull you inside to enter.
Because I’ve passed by the massage parlors in my neighborhood 10 times a day, and all 10 times I’ve been called in for a massage.
Here is a large Buddhist temple.
Everything you see inside the street with the ribbon is still decorated because this is the celebration, and now we have reached the old wall in the old city of Chiang Mai. Here, you see the emperor and the empress.
Chiang Mai, you should know, has had a dictatorship since 2014. There is no parliamentary democracy, and that is why many of the problems that we have in Greece with the supposed democracy have operated. You will tell me that there are freedoms. The people are not oppressed at all; there is no economic oppression, oppression with taxes, the VAT is 15%.
Taxes are lower. Of course, there is poverty, but there is…
You can do a lot of jobs here, because they have a lot of ingenuity. Because you can live in a very small house in the jungle or live with a roommate, the situation is much more manageable than in a European country, where there is a sense of poverty.
And there are no police anywhere.
That is, it is almost non-existent because the people here are very friendly, they hardly steal or think of stealing from you, they don’t have it in their spirit, they are all pacifists, they have nothing to do with us Westerners who are involved with weapons and all that, who have robberies or who have minorities like the Gypsies and so on.
Because Chiang Mai is a city in the jungle and they have kept the traditions that are pacifist like Buddha, there are more Buddhists and tolerant of everyone and everything, whoever you are, they accept you.
They don’t discriminate and that’s why this society has so many people who are ladyboys, that is, they are transsexual for cultural reasons, economic reasons because I’ve found so many people who work in stores and they are like that, so it’s not possible for economic reasons, it’s in their mentality to have both and that families and everyone accept it.
Here, you don’t even have to protest about gay rights, transvestites, LGBT society, and all that stuff we teach kids about having a third gender or stuff like that. It’s in society without anyone protesting and without anyone making a fuss and calling each other names.

Today we are, my friends, Yiannis Divramis here from the Chiang Mai SEO Conference 2025, and it is the live broadcast of the first day of the pre-conference, because all the other days we only had workshops.
We still haven’t entered the main conference, and there are over a thousand people involved in SEO affiliate marketing.

Look, where we are right now, we are in Chiang Mai, Thailand, CM SEO Conference 2025, the place is full of tourists, and this is the swimming pool that is on the fourth floor of the hotel. You can swim and see all of Chiang Mai, where it is drizzling all day.

We’re waiting for the stairs, and we’ll go up them again to see some places and the hotel. I’m not staying at the Marriott hotel, which is perfect because it’s in the center. I’m not staying at that one. I’m staying right next door at a more traditional Thai accommodation because I wanted to get a little bit of the traditional Thai culture, because Thailand means culture, and you have to get into the culture of this place and understand how these people operate.
If you’re staying in a five-star hotel, because we stayed at the previous Chiang Mai SEO Conference in 2019, six years before it came, we stayed at the Dussit Princess, which is right next door, a four-star hotel, but this is a super luxury hotel.
Okay, now we’re on the escalator, and I had no idea what was going on in the world because I was eating inside the hotel.
You should go out and eat at the food stalls that are outside the street, the food is amazing and very cheap, for 4-5 euros you can eat 4-5 dishes, so you should always prefer these food stalls.
Yesterday I ate pork knuckle in soup, just soup and no meat, and that was amazing because I liked it a lot, since I make the same dish at home. Let’s go out on the terrace for a bit. In the smoking area, so I can show you the view from the hotel over here.

Unfortunately, I have a slight time difference. Here it is 9.43 while in Greece it is 4.43 in the morning and you cannot watch the live as much as you want but you can watch the live on repeat on my YouTube channel, TikTok, all social media, Facebook, Threads, x, hashtag divramis and because we skipped making a video yesterday I said I would do it today which is the first day of the main conference although the conference was very busy like engagements of the ages over here.
Because for the first time this year, they put on as many events as possible, and while yesterday we had community day, that is, a free day to go see the elephants up close, I went to a conference, I went to a conference, I walked in at 10 and was asked if I could stay for lunch.
And I say, what are you eating now, guys?
It’s until 4, and it’s dinner time at 1. And as you can see, I stayed until the end because we came here for work first and then to see the city, the culture, and the holidays in quotes. Charles Floate was one of the founders of the Chiang Mai SEO Conference, who was lucky enough to be here 10 years earlier. You can see, I can see. It’s 9:45 in the morning here, beyond the Marriott Hotel in Chiang Mai, which is a city north of Bangkok, an hour by plane. We were on the road for nine hours because it’s not very accessible.

Now I came back, and the conference was extended from three to four days, when it was then, to a week, plus another two days of another conference where some friends of mine were speakers, and I didn’t attend it, because he had found the presenter at the airport and invited me to the event.
And I say, wait, buddy, I haven’t even arrived here yet, we’ve been traveling for 24 hours, we already have a lot, and right now, it’s really a long conference, I mean, I’ve been here for about a week, and we’re having a conference every day from morning to night.
I’m tired of listening to and taking notes on things that you can find on the internet or in the courses they do at IMG. You can find them.
So, we didn’t come here for knowledge, to be enlightened. And those in SEO know that 99.9% is known by now.
I know that those who have been involved for years know this, because I have been involved for over 13 years.
We came here for the connections, so you can find people. After I finished the conference with Charles Floate who I know is a very simple kid, an entrepreneur, we exchanged phone numbers tonight and various things, I went to WPX for lunch which was at a great restaurant which was on the river beach here in Jagmai and I talked to the neighbors because they are based in Bulgaria or Sofia and Terry Kyle who is a veteran in the space and on the internet and very successful in everything he has done so far.
We talked about hosting, about the new affiliate programs, about how hosting will be included in AI, the software that they’re already building right now, they want to become a software company eventually, like the hosting company will become a software company, and so on. How else would I find Terry Kyle?
I had to take the car and travel six hours to Sofia to go there to find him to talk. It was something very difficult that was not possible. That is why conferences are very important. I also met the founder of the conference in Shenzhen, which is in China.
It’s a very, very strange thing if you mean that because the issue here stinks everywhere, it stinks a little everywhere, hashish guys.

It’s not AI kids at this conference, it’s iGaming, because that’s where the money is.
The largest and most profitable companies are those involved in iGaming, which, however, has a lot of competition, a lot of risk, and a very high cost of entry.
We talked to another neighbor from Serbia that I met, who deals with this subject and spoke yesterday at the Charles Float conference and he tells me I talked to my wife and I tell him the money I’m saying we should put into real estate, why put so much money into a company, because he has put 200 thousand into his company to start affiliate marketing, we’re talking about an affiliate marketing startup with multiple shareholders and he tells me every time one new shareholder comes in, there is dilution.
The participation is dissolved, and we lose the equity, meaning we, the old people, who essentially work our shares to make the company function, lose.
This is the problem of the startup. And now we say why don’t we do this. We can’t just buy a house or an apartment in Novi Sad because it’s stable, because affiliate marketing starts from 0, you put in 200,000, and the next day you get 250,000, and then 0 again.
And the same thing is happening and has happened with crypto and with too many SEO companies to find things that will work in the next decade.
